  • Address proof — utility bill, passport, or rent agreement if current address differs from Aadhaar

Income Proof (Salaried Applicants)

  • Last 3 months' salary slips
  • Form 16 or ITR for the last 2 years
  • Last 6 months' bank statement showing salary credits
  • Employment continuity proof (offer letter or employment certificate)

  • ITR for the last 3 years, along with computation of income

Credit Score: What Lenders Actually Look For

Most banks and NBFCs want a CIBIL score of 750 or above for the best interest rates. Below 700, you'll still likely get approved but at a higher rate or with a co-applicant requirement. Before you apply, pull your own credit report and clear any small outstanding dues — even a forgotten credit card bill can shave points off your score.

Tips To Speed Up Approval

  • Keep a co-applicant (spouse or parent) ready if your individual eligibility is borderline — this can meaningfully increase your loan amount
  • Get a pre-approved loan sanction before you finalize a unit — it strengthens your negotiating position with the developer
  • Avoid taking on new EMIs (car loan, personal loan) in the months before you apply for a home loan
  • Compare rates across 2-3 lenders — even a 0.25% difference adds up significantly over a 20-year tenure
